Heating and cooling in D.C. rowhouses
In many rowhouses the air handler sits in the attic or a top-floor closet, with the outdoor unit on the roof or in a small back yard. Attic air handlers make a lot of condensation in summer. If the drain line clogs, water fills the pan and either a float switch shuts the system off or the pan overflows into the ceiling below.
Roof-mounted condensers take full sun and are out of sight, so problems go unnoticed. If the indoor fan runs but the air is warm, the outdoor unit may not be running at all. A failed capacitor or contactor is a common cause.
Some older rowhouses still heat with radiators and a boiler. We don't repair boilers; our work covers furnaces, heat pumps, central air, thermostats and airflow.
